Integrated townships become real goal of developers

According to industry experts, the concept is here to stay with convenience, affordability and lifestyle being the priorities of a customer.

Integrated township is now the buzzword in the infrastructure and construction industry. Right from pure play realty developers to the companies which are operating in the infrastructure and construction space almost all the well-known names in the industry, today, are talking about investing in township projects.

According to industry experts, the concept is here to stay with convenience, affordability and lifestyle being the priorities of a customer.

According to K Thiagarajan, chief executive officer of Maytas Properties, ?Integrated townships are an important segment and certainly a good business proposition. They are the way to go because they bring together all the elements that customers demand which is ?walk to work? lifestyle, shopping complexes, facilities for leisure and entertainment. As the cities are expanding and traffic congestion becoming a common hindrance, integrated townships promise a congestion-free living environment within them and help in decongesting the city. They offer standard of living and ambience, which are much ahead of the times.? Maytas is developing ?Maytas Hill County?, a fully integrated township at Bachupally in Hyderabad which includes apartments, bungalows, villas workspaces, shopping malls, club houses, sports facilities, ample green spaces and well-planned connectivity that emphasises on the ?walk to work? concept.

Sales and marketing head of Indu Projects, Mahender Basani also feels that access to all amenities at one location is the prime attraction for a customer to opt for townships over stand alone development.

?Added to this is that most of these integrated townships are designed as gated communities which make it a better choice?, he said. Indu is currently developing two projects ?Indu Fortunefields? and ?Indu Aranya? as integrated townships and another 5-6 are in the drawing board stage. Today, owning a home in the city has become a lot more cumbersome and costly. Now, the only solution for the spiralling prices and increasing interest rates on home loans is owning a property in an integrated township coming up in the outskirts of the city.

Suresh Kumar Jain, managing director, Vijay Shanthi Builders says ?integrated townships, with all facilities is fast catching up, more so in the south, as people here are acceptable to better living and better facilities that suit their budget?. The real estate company in fact is in the lookout of appropriate land and the other facilities and the necessary tie-ups that go into making an integrated township. According to Pratish Devadoss, director of the Chennai-based VGN Enterprises, ?Townships would make life easy for the consumer and it would make a big difference in their lifestyle. The concept is best suited for the Indian market and a very good business proposition for the developers?.
